        MEETING NOTES:  Community Preservation Committee

Town Library (06-3) (06-8)
Peter Sugar & Barbara Myles reported the various needs of the library. The main item is the roof (Item 06-3) where the artificial slate used on the renovation is warping and cracking. The Trustees are requesting a replacement roof in slate and gave an estimate exceeding $500,000. They were asked to go back and get a more detailed estimate which would include removal of existing artificial slate and replacement with real slate, plus adding a few copper downspouts. The original copper flashing and gutters do not need to be replaced, and the real cost should be considerable less than $500,000.

The Trustees also required new shelving in the vault, a new HVAC system (06-8) since the humidity is too high in the summer, and too dry in the winter. They need to consult with a mechanical engineer to get a precise idea of what they need. Rough estimate is $60,000.
The question was raised as to whether the documents should be stored off site.

The library also requested money for the installation of new flues in the chimneys so that they could have gas fires. Estimate is $13,304. A letter from the Fire Chief forbids the use of fires.

Housing  (06-1)
There were questions regarding the costs of 42 and 41 Sunnyside Lane. The buy down proposal is a little too vague, and it was recommended that we should get 42 and 41 done before funding other projects. Tower Road is ok.

Browning’s Field Riding Ring (06-5)
This is a good project – cost estimate $14,000.

Brown’s Wood (06-6)
Joel Freedman and his group of homeowners requested $10,000 for the purpose of creating a Historic District for Brown’s Wood. It was noted that the Lincoln HDC is already working on this with Jack MacLean based on a grant from The Codman Trust for $10,000 plus $10,000 from the Town (voted at TM). The Brown’s Wood people need to coordinate their effort with the LHDC. Colin will have them contact Jack MacLean.

Codman Community Farm (06-7)
CCF have submitted a request for $50,000 for restoration work on two barns dating from the years 1850 and 1750. The scope of work is detailed in a proposal from “Colonial Barn Restoration”. This amount may prove to be insufficient should additional work be exposed once construction begins. CCF should be advised to have a contingency fund of at least 10% for that.

Conservation Commission (06-2)
The Conservation Commission requested $500,000 for the development of “Quiet Places”. They assured the Committee that if this figure was exceeded, the additional funds would be raised independently.
