Minutes of the April 6, 2004 meeting were approved as written and the May 11, 2004 meeting minutes were approved with corrections, which will be made.
20 Trapelo Road (addition):
Jeffry Pond, Architect for 20 Trapelo Road, came before the members with a plan showing the expansion of the existing family dining area at the rear of the house and the enlargement of the mudroom, which is an addition of approximately 270 square feet. After a brief discussion, the members felt that this hardly showed from Lexington Road and Old Lexington Road because of tree cover. The addition would have clapboards to match the existing house. Mr. Pond said that he still has to go before the Planning Board because of the Big House By-Law. A motion was made and seconded to approve this addition and the motion was unanimously approved.
Demolition Delay By-Law:
32 Farrar Road (house and garage):
Andrew Beard came before the members to request permission to demolish the dwelling and garage at 32 Farrar Road and rebuild. He has already been before the Zoning Board of Appeals and they sent him to the LHC. They had originally planned to make an addition to the existing house but the foundation of the main part of the house is rubble. The house started as a simple cape but unfortunately it has lost much of its charm through a series of ill-conceived additions and the older original part is not completely sound according to Thomas Beard, architect and brother of the homeowner. Mr. Beard said that they are planning to replace it with a Federal Colonial more in keeping with the neighborhood than most houses going up now. Jack MacLean said that this house was on the list for possibly including
in a Historic District but was not one of the starred ones. Mr. MacLean said that the neighborhood has a certain personality but that the changes to the house haven t improved it. Mr. Beard has talked with most of the neighbors and no one appears to have a problem with this. After a brief discussion, a motion was made and seconded to approve this demolition and the motion was unanimously approved.
Other Business:
Flint Homestead The members continued the discussion of the Flint Homestead on Lexington Road. The members went over the latest draft of the Preservation Restriction Agreement to try to come to an agreement about what sections of the house they would allow to be changed. David Ries will make the suggested changes to the draft document and get back to the members with the changes. He said that the original document from Attorney Foster was more restrictive. The members were given copies of the documentation on the Flint Homestead sent to the National Register of Historic Places in June of 2003. David Ries will e-mail the changes to the members and a special business meeting may be set up after a site visit on June 14 and before the regularly scheduled July meeting to further
discuss the Preservation Restriction Agreement.
