Minutes of the July 6 and 19, 2004 meetings were approved as written.
Demolition Delay By-Law:
44 Baker Bridge Road (demolish house):
Nicholas Holland made application to demolish the existing house, which was built around 1959 and is up for sale. Abutters Peggy Elliott and Malcolm Gefter and Kathy Kirk were present and expressed concern about what would go up in its place but did not object to the demolition. After a brief discussion, a motion was made and seconded to approve the demolition request and the motion was unanimously approved. Jeannine Taylor, the real estate agent for this house, came in and said that there is a sale pending on this property for a Sept. 20th closing and the buyer is planning on building a Gropius style house on the property.
24 Sunnyside Lane (demolish house and garage):
Joseph and Amy Skenderian came before the members to request the demolition of the house to the foundation and the garage. The house was originally built around 1958 and will be rebuilt on part of the foundation and will be expanding the foundation. The structure will go from 2,500 sq. ft. to roughly 3,500 sq. ft. The garage will be pushed back and they have already gotten approval for the reconstruction from the Zoning Board of Appeals. After a brief discussion, a motion was made and seconded to approve the demolition request and the motion was unanimously approved.
Other Business:
Flint Homestead The members continued the discussion of the Flint Homestead on Lexington Road. They discussed some small changes to the latest draft of the Preservation Restriction Agreement. David Ries will ask Jack MacLean to make the changes. They will prepare a package of material along with the Agreement to be sent to Edward Flint for his signature, which will need to be notarized. David will speak to Henry Flint before sending anything to Edward and he will draft a letter of explanation to go to Edward, which will get the members approval before being sent. Mass. Historical will also get a package at the same time. Colin Smith will speak to Jack MacLean about putting the photographs taken of the Flint Homestead into numerical order. After everyone
has signed the Agreement, it will need to be recorded at the Registry of Deeds. The cost will need to be absorbed by the Commission. There was a discussion about requesting additional CPA funds for this purpose and for any costs, including lawyer s fees, associated with monitoring Preservation Restriction Agreements. Colin will speak to Tim Higgins regarding the Town s policy about the possibility of hiring a lawyer, an expert on historic restoration, contractor or architect.
