Present: A. Kalisky, B-J. Scheff, M. Troy, B. Wolf
Minutes: Nov. 12, 2003 approved.
Bills Paid: Two bills were paid for lawnmowing & landscaping at the Tower Rd. houses.
Sunnyside Lane: Georges is following up on the septic issues. Scheff passed around an attractive drawing prepared by Habitat of a possible duplex. Unfortunately, Habitat’s program requires that housing be sold to a qualifying purchaser who has contributed “sweat equity.” This we cannot do here. But the plans might be useful; can we obtain?
CPC Funding Proposal: The Community Preservation Commission meeting scheduled for December may not take place; however, the Jan. 11th meeting is definite. The more specific our request, the better. Scheff will ask E. Midgely for estimate of repairs to 65 Tower Rd. Buy-downs are becoming problematic; perhaps better to focus on building anew.
Review of Planning Board South Lincoln Planning Meeting: Meeting on Sat., Nov. 20th well attended. (The new Town Planner, Mark Whitehead, stopped in briefly at this point and was introduced and welcomed.) Attention focused on four main approaches to land use in this area: 1.) status quo; 2) spot treatment as individual properties came up for redevelopment; 3) establishing some kind of overlay district; 4) establishing a Planned Unit Development (PUD) district. Most interest was devoted to the last two. Much planning is needed though, and some current property owners are likely to want to proceed with redevelopment plans soon.
75 Tower Rd.: The Commission voted a rent of $900/month, with an additional charge of $100/month for the next nine months to establish a security deposit.

Coordinator with Building Inspector: G. Georges
Task Forces: It was agreed that the Accessory Apartment Task Force and the Senior Housing Task Force need to get underway. The Senior Housing Group has some especially complex issues to address.
