Housing Commission Minutes

October 26, 2004


Present:  Rayna Caplan, George Georges, BJ Scheff, Bryce Wolf.  Also town resident Sharon Antia.

Minuteman Tech. homes:   Caplan, Scheff and Wolf reported on the presentation at last night’s Selectmen’s meeting regarding the proposed sale of Minuteman Tech. property along Mill St.  Because the sale of a parcel to EDCO for educational office and classroom space has fallen through, the school finds itself with a $500,000 budget deficit for this year.  It is considering the sale of two homes it currently leases to staff members that were student-built a few years ago.  A number of options had been discussed, and although acquiring the homes for affordable housing might be attractive, the cost and the quick action that might be required seemed to make this unlikely.  Discussion will continue.

CPC Proposal:  The Commission’s CPC proposal was reviewed and approved.  The revised upward estimate for the Sunnyside project reflect site preparation costs.  It has been determined that no gas line exists in the street; propane may be considered.

Minuteman Commons:  The Lincoln Foundation has agreed to assume responsibility for managing and monitoring the resale of the affordable units.  Caplan and Wolf will meet with members of the Lincoln Foundation following this meeting to discuss language needed for the LIP application and the condominium documents, which would include a 4% resale fee.

The meeting adjourned at 8:30 a.m.

The next meetings will be November 9 and 23 at 7:30 a.m.
