Housing Commission Minutes

July 19,2005

Present:  Rayna Caplan, George Georges, BJ Scheff, and Bryce Wolf.  Also Sam Rappaport.

Sunnyside Lane:  Georges stated that he had reviewed the plans and draft RFP.  He had a number of questions concerning water service, electrical tie-ins, back-up heating for utility rooms, patio privacy fence, pavers around building, and windows, among others.  Jill Sullivan will be asked to correct RFP to specify pressure treated wood on the first floor only.

It was agreed that landscaping would be left out of the RFP as we hope to arrange for this largely through donations.  The reference to rail fencing would be taken out, also the privacy fence.  Where is the access to the crawl space?

At 8:30 a.m. the regular meeting adjourned and the building subcommittee met to review the proposed RFP and plans.  Joining the discussion at this time were Mark Whitehead, Angela Kearney, Tom Gumbart, Chris Coleman and Michael Moore.

Kearney recommended that specifications require finish grading with 6” of topsoil.  Earl Midgely has stated that the town has topsoil available.  This was agreed to, along with hydroseeding for lawn.  She and Gumbart noted that limit of work fencing should be installed to protect the new septic system and trees along the property line.  Two seeding contracts will be sought: one, a meadow mix (to be provided) for the septic area; the other, standard lawn adjacent to the residence.

The RFP will specify a popcorn asphalt walk around the building, with peastone along the front façade.  Popcorn asphalt will also be used on the driveway.  Concrete patios will be installed at the rear entrances; no pavers.

Coleman stated that the Water Dept. will likely waive the new service fees, but a written request must be made.  The Water Dept. has agreed to install one service line with two meters, and will put in the pipe if the trench is dug.  He will verify how the line is to be split to serve two units.

Coleman also reported that Town Counsel is reviewing the bid documents.  Moore affirmed that the septic contractor is to clear the lot.  Moore and Coleman will draft the septic RFP.  Trees to be cut need to be marked.  It was agreed that Gumbart, Kearney & a Housing Commission member will mark the lot.

The meeting adjourned at 9:45 a.m.

The next meeting is scheduled August 16th at 7:30 a.m.  Additional Building Subcommittee meetings will be scheduled as needed.
