LINCOLN HOUSING COMMISSION MINUTES
NOVEMBER 14, 2006


Present:~ R. Caplan, P. Gallup, G. Georges, BJ Scheff, M. Sheldon

This was a very eventful meeting;

Update on Sunnyside:~
·       The Lincoln Foundation has deposited to the Town the $60,000. as promised.~
·       Georges spoke about the final plans necessary for the Planning Board; windows realigned, how chimney vented? Handicap compliant on the accessory apartment, ie. the wall unit stove, window shutters on how many sides, discuss flooring, wide J channel on exterior corners, vinyl in kitchen, dining room and bathroom.~ The ice shield and plywood are covered separately in the Proposal.~
·       Caplan has spoken to Minuteman's Landscaping Department Neil McCarthy who stated that the students will do the accessory apartment at Taylor's as part of the package and the senior students will visit the modular site soon and will do the work Spring 2007.
·       Pope presentation:~ Georges stressed the Planning Board's request that the windows must be aligned on the left side, the chimney flues must be shown on the plan (direct vent PVC), the handicap apartment must be Level I accessible, ie. 36" doors, Pope said "no problem".~ The back door changed from a slider to a swing door.~ Pope to add four sets of shutters at no charge.~ The Commission was in favor of having shutters on all three sides of the two story house and the boards will either be 8" fluted or flat; Pope will provide prices.~ Scheipers presented the Notice of Award, with details to follow.~ The timetable is to start digging the foundation ASAP, order drawings for modular with factory delivery in ten to twelve weeks. There was further discussion on the oil tanks and the decision to have both tanks in the larger mechanical room.~
·       It was also decided to have a Groundbreaking Party.~ Scheipers to order shovels (maybe snow) and Caplan to contact Stephen Andrews from the Division of Capital Asset Management to attend as well as to provide Scheipers with a list of attendees.

The Lincoln Housing Trust has had three meetings, has $900,000. ~ The LexHAB representative was very helpful and although we can't duplicate the model it was very informative.~ They manage forty-five rental units and Scheff will track down answers re: LIP filing.
