Housing Commission Minutes of April 24, 2007

Sunnyside Apartments Lottery
Judy Epstein, the consultant who is managing the lottery process, had sent information regarding the income ranges of the applicants for each of the three apartments.
Most income eligibility was lower than we had anticipated.  She suggested that we set a minimum rent we would accept for each apartment, and inform her of those numbers.  The Commission discussed this, and agreed to set a minimum rent for each apartment at approximately 60% of median income, or:
        1 bedroom unit     $950.00
        2 bedroom unit  $1,100.00
        3 bedroom unit  $1,250.00
These lower rents would be applied after lottery winners were determined, when necessary.
Assignment of the Lincoln residents connections was discussed.  It was decided that we would not set a restriction on specific apartments, but wait until the first two lottery winners were determined to see if adjustments needed to be made to the assignment of the third.
We agreed to consider all applicants to be conditional until the lottery selection is complete.  At this time, any missing documents will be requested as well as required verifications.
Judy will have more information and questions for us once she has received the signed contract.
Sunnyside Construction Update
Earl updated the Commission on the following:
?       Minor modifications were made to the driveway location, due to septic location and handicap ramp accessibility.  Rough gravel for the driveway should be completed by the end of today.
?       Sump pumps are operational, and operating.
?       Plastering of the accessory apartment is complete.
?       Doors have been ordered and will be delivered soon.
?       Kitchen cabinets have been ordered. Delivery will be on April 25.
?       The modular unit was power washed yesterday, and looks fabulous.
?       Tim Higgins, Town Administrator, had visited the site and was very pleased with the progress and the results..
Rayna will go to Home Depot to select bathroom floor tile and bathroom vanity with sink.
First Parish will donate and install mini-blinds throughout the modular units.  In addition, they will “adopt a bathroom” and are coordinating a grounds clean-up day the weekend of May 5.  The Commission is grateful for the generous contributions of First Parish members, both monetary and physical.

Renel Fredriksen brought a draft for a web page to be put on the town web site.  Placement was approved, with minor modifications.
